Sei Saadiyat is a residential development on Saadiyat Island, Abu Dhabi, designed by Jacobs for developer Aldar, with interiors by Kettle Collective. The project spans four buildings and targets completion by the end of 2030.

# Four Buildings, One Coherent Urban Idea

Saadiyat Island has, over the past decade, become the address in Abu Dhabi that requires the least explanation to an international audience. Its cultural district, anchored by the Louvre Abu Dhabi, gives it a legibility that few master-planned communities achieve. Sei Saadiyat arrives into that context not as an outlier but as a considered addition.

Jacobs has organised the four buildings around a philosophy of stillness, with courtyards at the centre of the plan rather than the perimeter. The effect is that shifting daylight becomes part of the architecture rather than an accident of orientation. Upper floors frame views across the cultural district, the Arabian Gulf and the Abu Dhabi skyline.

The scheme currently stands under construction, with a December 2030 handover scheduled.

# Residences: Layouts, Sizes and Specification

The portfolio runs from one-bedroom apartments through to two-bedroom units, with a separate category of three-bedroom Kanso Residences and two-bedroom Kanso Lofts at the top of the range. Sizes span approximately 753 to 2,239 square feet, giving the project meaningful spread across buyer profiles.

# The Kanso Tier

Kettle Collective's interior scheme draws on natural stone, warm timber, woven textile finishes and Japanese-sourced border tiles. The palette is restrained rather than austere: the materials are chosen to age well rather than photograph well. In the Kanso Lofts specifically, floor-to-ceiling glazing removes the usual visual boundary between inside and out, allowing daylight to define the room at different hours of the day. Proportions throughout are kept simple and balanced, which tends to suit long-term ownership rather than short-cycle resale.

# Amenities and Communal Spaces

The amenity offering is deliberately broad. A spa provides a sauna, treatment suites and hot-and-cold bathing facilities set within landscaped surroundings. Fitness, yoga and aerial yoga studios sit alongside rooftop pools, a Zen Garden and a Serenity Pool. For daily use, there is a library, a cinema room, a gaming lounge, co-working zones and an indoor children's play area.

On the ground floor, a curated retail mix includes cafés, dining options, a pharmacy and a health-recovery clinic. Secure bike storage completes the picture.

# Saadiyat Island: Location and Cultural Infrastructure

Saadiyat Island holds an unusual position in the Gulf property market: its cultural credentials are not aspirational but operational. The Louvre Abu Dhabi is already drawing visitors. Further museum openings are scheduled within the district, compounding the island's long-term relevance. Beaches and resort hotels sit within the immediate neighbourhood, and established schools and internationally recognised universities serve the residential population.

Connectivity to central Abu Dhabi is direct, though the island retains its character as a coastal enclave rather than an urban neighbourhood.

# Pricing, Market Position and the Buyer This Project Suits

Entry pricing starts at approximately AED 2.95 million, with the upper end of the range reaching AED 8.4 million for the larger Kanso units. At those figures, Sei Saadiyat positions itself firmly in the premium segment of the Abu Dhabi market, below the ultra-prime ceiling but well above the mid-market.

The buyer profile is likely someone for whom the cultural and educational infrastructure of Saadiyat is the primary draw, and for whom Aldar's track record as Abu Dhabi's most established developer provides sufficient confidence in a 2030 delivery date. The four-building structure keeps the community at a scale that feels managed rather than anonymous. For an international buyer splitting time between cities, that balance between amenity and restraint tends to matter more than gross scale.
