One Canal Residences is a single building by AHS Properties, positioned in the Al Safa district alongside the Dubai Water Canal, offering three full-floor residences designed in collaboration with Killa Design and interior specification by Fendi Casa.

Killa Design, the architecture studio behind the Museum of the Future, brings the same formal ambition to One Canal. The building sits at the edge of the Dubai Water Canal, in Al Safa, a neighbourhood that occupies the space between Jumeirah and Al Wasl without quite belonging to either, which gives it a quieter, more residential character than either of its neighbours.
With only three residences in the entire building, the project sits in a category closer to a private mansion than a conventional apartment tower. The developer, AHS Properties, has positioned the project accordingly. Construction stood at approximately 64 per cent complete at the time of writing, with handover scheduled for Q3 2025.
The architecture responds to the waterfront site. Killa Design's approach to contextual form, visible in the way the Museum of the Future addresses its surroundings, is applied here to a canal-side address that demands a particular kind of presence: prominent but not aggressive.
# Residences, Layouts and Fendi Casa Specification
The three residences break down into a four-bedroom unit of 5,003 sq ft, and a five-bedroom residence measuring 8,900 sq ft. A three-bedroom configuration at 4,105 sq ft is also listed. Each occupies its own floor.
Interiors are specified by Fendi Casa, the Roman maison's home collection division. The brand's signature approach draws on Italian craft traditions: material quality, considered proportion, and furniture design that reads as complete rather than assembled. JSS Private School sits 1.3 km away, roughly four minutes by car. Jumeirah Beach is 4.9 km and eleven minutes. Downtown Dubai is 6.3 km and fourteen minutes under normal conditions. Dubai International Airport is approximately 22 minutes by car at 19.4 km.
Safa Park itself, from which the project draws its area designation, is 4.8 km distant. The canal-side location means the building addresses the water directly, while the broader Al Safa neighbourhood provides the kind of established, low-density residential context that is genuinely difficult to find this close to the centre of the city.
The address avoids the density of Downtown and the tourist-facing character of Dubai Marina. That is not a secondary consideration for the buyer this building addresses.
