Utility rooms and secondary bathrooms are tiled in high-quality ceramic.

Internal doors are finished in stained veneer woodwork, with a solid wood entrance door. Ceilings are painted. Air conditioning units, water heaters, and fitted cabinetry including wardrobes and walk-in closets are included as standard. The specification is coherent across the whole residence rather than reserved for principal rooms only.

The masterplan incorporates a marina yacht club, which gives boating residents a formal berth and a social anchor. Beyond the water, the amenity programme covers a wellness retreat, eco water parks, outdoor sports facilities, bike tracks, and a sandbar beach experience. Picnic areas and open-air gathering spaces are distributed across the site.

Retail, food and beverage hubs and fine-dining venues are built into the masterplan, which matters on an island where leaving for a restaurant requires some intention. The service charge is set at 15 AED per square foot annually.
