For JRE-client families with school-age children, school selection is often the binding constraint on where you can buy in Dubai. A great house in a community with no available school place is not a great house. The school decision frequently precedes the property decision, not the other way round.
This is the JRE 2026 reference to navigating Dubai's school market.
# The KHDA framework
The Knowledge and Human Development Authority (KHDA) is Dubai's school regulator. Every private school in Dubai receives an annual inspection and a published rating on a six-band scale:
- Outstanding (top tier; very competitive admission)
- Very Good
- Good
- Acceptable
- Weak
- Very Weak
For JRE-client families, "Outstanding" and "Very Good" schools are typically the only schools considered. Roughly 20 to 25 schools in Dubai hold Outstanding rating in 2026; an additional 30 to 40 hold Very Good.

# Curriculum options
Dubai offers more curriculum diversity than any city of comparable size:
British (UK National Curriculum): by far the largest cohort, roughly 35 schools. Leads to GCSE at 16 and A-levels at 18, with onward routes to UK, US, Australian, and global universities. Top tier: Repton, Brighton College, Dubai College, Kings, GEMS Wellington, Sherborne Qatar (commuted), Cranleigh Abu Dhabi.
American (US Common Core / AP): roughly 15 to 20 schools. Leads to High School Diploma and AP courses, with strong US-university placement. Top tier: Dubai American Academy, ACS International, GEMS American Academy, American School of Dubai.
International Baccalaureate (IB): roughly 15 schools offering Diploma Programme; smaller number offering PYP and MYP. Leads to IB Diploma at 18, with strong global-university placement. Top tier: Dubai International Academy, Nord Anglia International, GEMS Modern Academy IB, Universal American School.
Indian (CBSE and ICSE): large network serving the substantial Indian community. Top tier: Indian High School, Delhi Private School, GEMS Modern Academy (CBSE), GEMS Our Own English High School.
French: Lycée Français International Georges Pompidou and Lycée Français International AFLEC. Follows French ministry curriculum to Baccalauréat.
German: Deutsche Internationale Schule (DISD).
Pakistani: Pakistan Education Academy.
Japanese: Japanese School of Dubai.
Russian: several smaller schools.

For two children in a premium-tier school, plan AED 150,000 to AED 200,000 per year in school fees plus AED 30,000 to 50,000 in additional costs.
# Waitlists are real
Premium-tier Dubai schools (Repton, Dubai College, Brighton College, JESS) operate genuine waitlists, particularly at Year 7 (start of secondary) and Year 12 (start of A-level). Some schools' waitlists at Year 7 are over 12 months for non-sibling families.
Implications for property purchase:
- Confirm school admission BEFORE finalising the property purchase in a specific community
- Sibling priority is real; the second and subsequent children typically have easier admission than the first
- "Out of catchment area" is not a constraint at most Dubai schools (Dubai uses limited geographic catchment), but transport time matters
- Multiple-school applications are standard; most families apply to 3 to 6 schools simultaneously

Several Dubai communities are particularly well-positioned for school access:
Dubai Hills Estate: closest to Repton, Brighton College, Cranleigh (Abu Dhabi commute), GEMS Wellington Academy. Strong primary and secondary coverage. The dominant family-villa community for school-anchored relocation.
Arabian Ranches: closest to GEMS Wellington Silicon Oasis, Jumeirah English Speaking School, Ranches Primary. Established family villa community with mature school access.
Mirdif and Mirdif Hills: home to Uptown School, Cambridge International School, Indian schools. Lower-cost alternative for families prioritising school access.
JBR / Marina: closest to Dubai American Academy (Barsha), Dubai College (Al Sufouh). Apartment lifestyle with school access.
Downtown / Business Bay: relatively few premium schools immediately adjacent; families typically commute to Jumeirah-area schools.
Palm Jumeirah: Dubai International Academy at Al Barsha and Repton commutes are typical; on-Palm school options are limited.
MBR City / Meydan: emerging school cluster; several new schools opened 2024 to 2026.
# Indian-curriculum schools
Dubai has the densest cluster of Indian-curriculum schools outside India:
- Indian High School (oldest, Bur Dubai and Tecom branches)
- Delhi Private School Dubai (Sharjah road)
- GEMS Modern Academy (CBSE)

# Special-needs provision
Dubai school market has improved meaningfully on special educational needs (SEN) provision in the last decade. KHDA inspection now explicitly assesses inclusive education. Schools with strong SEN reputations include:
- Hartland International School
- Horizon English School
- Jumeirah English Speaking School (JESS)
- Repton School Dubai
- GEMS Wellington (multiple branches)
- The Aquila School
For families with specific SEN requirements, school selection should happen first, then property selection in adjacent communities.
# The school-anchored property strategy

2. Apply early (12 to 18 months ahead for premium-tier schools)
3. Confirm admission before committing to a specific property location

5. Settle in with the school year as the anchor (typically September UK / IB, August American)
